As of July 1, 2018, all landlords in England are required to test for Legionella bacteria in their properties. This testing must be done every three months and results must be recorded in a logbook. Landlords who do not comply with this law can be fined up to £2,500. In the past, there have been a number of Legionnaires' disease outbreaks in the UK that have been linked to poorly maintained water systems in properties.
